ASBESTOS GARAGE REMOVALS

There is a common misconception that only a licensed removal agency or local authority can remove your tired asbestos garage.

If you are contemplating replacement of your present prefabricated garage then it is very likely that this building contains asbestos cement or Chrysotile ('white asbestos'). Asbestos cement normally contains from about 5% of white asbestos by weight.

Asbestos is a naturally occurring mineral which was used within the concrete garage sector up until the late 1980s. Modern concrete garages no longer contain asbestos within their roof structure preferring to use reinforced cement fibre. Neither material can be identified by any markings and only chemical analysis will prove that asbestos is present.

The mere presence of asbestos does not necessarily create a health risk and the removal of asbestos cement sheets is not governed by any regulatory body although it is strongly recommended that you/your appointed contractors adheres to safe working methods.

  • Thoroughly douse the material before starting work. You are advised to introduce a suitable wetting agent such as washing-up liquid, into the water before saturation.
  • Operatives are recommended to wear RPE/PPE (Respiratory/Personal Protective Equipment) to protect from inhalation of dust particles.

Concrete Garages | Accommodating your 4WD vehicle

Coupled with the increasing popularity of the 4WD leisure vehicle comes a demand for increased size and height of replacement concrete sectional garages.

Typically a prefabricated building is 6ft6in (1.98m) to eaves which provides actual under-door clearances in the region of 6ft1in (1.8m). For example this height is equal to that of a Land Rover Discover and a Classic Range Rover and that's before your consider the roof rack and aerial!

Most manufacturers of concrete sectional buildings offer an increased eaves and door clearance; some can achieve greater clearance simply by exchanging the main door for vertical-lift 'shutter' type operation. There is a common misconception that roof style will affect actual internal clearance, this simply is not true.

We recommend an eaves height no less that 7ft6in (2.29m) as other factors such as the slope towards your garage may reduce your actual clearance as well as a weather-bar situated behind the door. Only a few manufacturers can offer 7ft6in panel height as the technology behind fabricating such a tall panel escapes some brands.

It is worthwhile to note that even at 2.29m to eaves this building is still below one of the planning thresholds which places a restriction at 3.0m to eaves and 4.0m to ridge height.

Well, one imagines if something as a simple a leak was reported this manufacturer would without quibble rectify the fault? Don't hold your breathe.

Whether you are a local authority procurement officer, a school, scout group, or if you run a small to medium sized enterprise there is often a building space solution available utilising concrete sectional technology.

The construction of these buildings is similar to concrete sectional garages since the same panels are utilised to create the lower exterior of the building; Plastisol coated box profile steel sheeting is then used to 'build-up' to the required height and also used to roof the building. Often the client can specify this sheeting in one of 10 popular colours to match the local environment, regulations or corporate image.

Generally these buildings offer much greater under-door clearance than their domestic counterparts and can be specified at varied heights to achieve clearances for minibuses, trailers, forklift trucks, lorries and buses. Because of height, a roller door is generally the preferred type of operation with options for automation.

Buy a new Concrete Garage | Unravelling options and accessories

It is often overwhelming, the vast amount of accessories and options available to you when purchasing your concrete sectional garage, shed or workshop. Fortunately some manufacturers through experience offer pre-bundled and discounted garage price packages which include many of the popular accessories commonly specified such as maintenance free PVC fascias and windows, brick front pillars, guttering, and decorative roofing options.

On the other hand, no two concrete garages have to be alike due to the array of items on offer.

Back to basics, once a design of garage is chosen you maybe presented with a choice of finishes. By default a majority of concrete sectional buildings are supplied in spar wall chippings or 'pebbledash' finishes. The spar and particularly the larger Classic spar contain numerous colours that do tend to blend in well in most environments. On the other hand you may choose prefabricated and factory applied brick effect or on-site application. In these instances viewing is recommended particularly if the supplier offers only a limited choice of colours and textures.

Decided on a basic design and wall finish, loosely you are looking at two categories; security and lifestyle options (although the two cross-over in some instances).

Security is often the very reason why you have chosen to replace or add a concrete garage to your property, perhaps you have just bought a new car or motorbike or wish to move appliances and tools from the house or garden shed? In any instance some precautions can be taken without ever parting with any further money. 1/ Regardless of the number of locking points ensure that your garage door is secured within a steel fabricated frame. 2/ When selecting a brand of concrete garage make sure that the main and access doors have flush mounted and quite separate locks from the handles. 3/ Think very seriously as to whether the window and the position of window make the garage vulnerable.

Further security additions can frosted and wired glass windows, 4-point door and 3-point access door locking points, laminated glass and remarkably an automatic garage door motor.

One would imagine that a surely a luxury such as an automatic garage door opener would not be classified as a security measure? but think again. Have you ever tried to push a car when it is in gear? Take this analogy to lifting a garage door attached to a motor.

Lifestyle, well lets face it, maintenance free. Much of the technology which makes our life easier such as PVC windows and fascias can be added onto a new concrete garage. Likewise PVC technology allows for a variety of colours and finishes including mahogany and light-oak woodgrain and stylish white PVC. In some instances these same finishes extend to the main doors be it using a technology different to PVC. Metalwork such as the main and side doors is generally supplied in durable white powder-coated finishes which will last a lifetime. Avoid steel Plastisol finishes as the lighter colours (particular white) fade quickly and require reapplication of paint.

Consider changes in door style and operation, whether brick front posts and the available finishes are complimentary to your property or if you would prefer a tile effect or coloured roof. Again, a word of warning it is no coincidence that steel roofs are often supplied under-lined or with anti-condensation treatments, they may also be noisier than their fibre-cement counterparts.

Testimonials: Many of us may already have friends and relatives who have recently purchased such a building. Where did they buy it from? What is the brand of the garage? Did the whole transaction run smoothly? After all, a company's reputation is only as good as its last customer interaction.

Construction: Not all garage companies offer the same level of installation and guarantee. Ensure that the concrete panels are mastic sealed, that an internal cement fillet is provided. One also imagines that if something as a simple a leak was reported the manufacturer would without quibble rectify the fault? Don't hold your breathe, a guarantee rosette maybe brandished but some guarantee statements contain clauses designed to tie the consumer in a noose.

Brand: Many of the components found within concrete buildings are household brand names with service and support to match. Enquire as to the brand of the main door for example, if you don't recognise the name then walk away. Remaining on the subject of garage doors, do ensure that your door is supplied with a rigid steel frame.

Concrete Panels: Take a tape measure, not all concrete panels are alike. Accept nothing less than 2¾ inches thick reinforced and vibrated concrete panels. Enquire as to the weight of each panel, heaviest is best we suggest (2cwt per panel) furthermore ensure that your panels are securely bolted in at least at three-points.

Services: In a good many instances you may require removal of your existing garage. Ensure that the contractors employed are fully trained asbestos workers and demolition operatives, and are fully licensed to remove all types of waste. They wear all of the required RPE/PPE (Respiratory/Personal Protective Equipment).

Payment: All manufacturers will request payment prior to delivery. Be wary of those looking for payment at instigation of order. Avoid paying in cash, cheque or debit card. If you have one available use a credit card in order to provide card protection for your purchase.
